152-unit housing development proposed for east side

A 152-unit housing development is proposed the east side of Great Falls.

The development is on the agenda for the Nov. 20 Neighborhood Council 4 meeting.

The project area, known as Beebe tracts, is located on the north side of 3rd Avenue South, between 57th and 60th streets south.

The applicant, Cal Kunkel, is planning to turn the 19.2 acres of undeveloped space into 152 units of multi-family housing for lease, according to staff’s packet for the meeting.

City planning board recommends approval of proposed mobile home park

The homes will have integrated garages with driveways and onsite roads are proposed to be private with the development being served by public utilities, so the developer is requesting annexation and zoning.

Stahly Engineering is working on the project and in a letter submitted to the city regarding the project, they wrote that public water exists in 57th Street South and 3rd Avenue South; a storm drain terminates at the southeast corner of that intersection so a stormwater management facility would likely be located in the southwest corner of the site; and sanitary sewer would be extended from the Sunrise Terrace subdivision.

City approves annexation, zoning for 163 housing lots on east side

The developer is currently in a due diligence study period with the landowner.

The project will be go before the city planning board when staff presents further details on the project and impact to traffic and public infrastructure.
