Little Shell requesting annexation, zoning for housing development

The Little Shell Tribe of the Chippewa Indians are requesting to annex 18.4 acres into the City of Great Falls for development of 41 single family homes, 18 townhomes and 46 apartments.

The proposed project, dubbed Good Medicine, will go before Neighborhood Council 3 on Dec. 4.

The project must also go before the planning board and city commission but those meetings have not yet been scheduled.

Staff provides detailed reports on proposed housing developments during those meetings.

In a brief outline of the proposal submitted to the city by Jana Cooper of TD&H Engineering, she wrote that the Tribe was requesting annexation and an initial planned unit development designation with R-9 mixed residential underlying zoning.

“This project represents an important opportunity for the Tribe to provide quality housing options for its members and contribute to the overall vitality of the local community,” Cooper wrote. “The vision for the site is a well-planned, mixed-housing neighborhood that offers a range of housing types to meet diverse family needs.”

The townhouses or duplexes will be within nine building and apartments across two buildings.

The proposal also includes central open space, a pavilion for community events and celebrations, and playgrounds and a basketball court, plus walking paths throughout the development.

“This project reflects the Little Shell Tribe’s commitment to sustainable, family-focused growth and strong community partnerships. As planning progresses, the Tribe will continue working closely with local agencies and stakeholders to ensure the project is a thoughtful and positive addition to the Great Falls community,” Cooper wrote in the outline for the Dec. 4 meeting.

The project is in the vicinity of existing Little Shell facilities and properties. It’s also down the hill from the Tribe’s proposed event center.
